土地市场体系需要具备完整的市场要素与市场特征。土地产权制度尤其是农民集体所有土地产权制度亟待健全,体现于地租地价的收益分配格局在理论上应当界定合理,土地市场竞争性需要充分体现,既已构建的土地储备制度在功能定位上有待进一步取向调控市场,土地参与宏观调控需要有良好的机制。[著者文摘]

Major Issues of Land Economy in China

Abstract:
This article reviews the major issues of land economy in China by analyzing the land market in China through 5 aspects. And arrives at the conclusion that the land market system needs to be equipped with all the elements and characteristics of a market: implementing the ownership of land property, by which a clarified ownership of collective farmland ownership will be set up, is an ur gent task currently; the theoretical placement of land income allocation revealing by the rents and prices of land has to be rational; the competition in the land market must be of perfect competitiveness ; the established land repertory system should place its function more on the manipulating market ; and a benign mechanism for the macro-manipulation of land is essential.[著者文摘]
